Verify the exact jurisdiction
A mailing address can say Kissimmee, Orlando, Clermont, or Davenport while the property is governed by a city or an unincorporated county. Start with the parcel, then identify the controlling jurisdiction and zoning designation. Ask the appropriate planning or zoning office whether transient or vacation-rental use is allowed for that specific property.
Read the community documents
Local zoning is only one layer. Review the declaration, HOA rules, amendments, minimum lease terms, application requirements, guest restrictions, parking rules, and enforcement history. A community marketed to vacation-home buyers may still have procedures, fees, or operating standards that materially affect the plan.
Map every approval and cost
Confirm state licensing, local business-tax requirements, tourist-development and sales-tax registration, insurance, safety rules, and any local registrations. Then price management, utilities, pool and lawn care, pest control, repairs, cleaning coordination, furnishings, platform fees, reserves, and vacancy. Base the decision on documents and conservative numbers—not a screenshot of someone else’s best month.
