Start with the places you cannot move
Before you compare neighborhoods, list the fixed points in your week: work, school, childcare, medical care, the airport, family, and the parks you expect to visit most. Then rank them. A home does not need to be equally close to everything; it needs to be well placed for the trips you make again and again.
Think in routes, not miles
Central Florida is stitched together by major roads, toll roads, tourist corridors, and fast-growing suburban routes. Ten miles on one side of town can feel completely different from ten miles on another. Test likely drives at realistic times, in both directions, and include the return trip. Notice where a route depends on one busy interchange or a single bridge over a lake.
Run the rainy-day version
A sunny weekend tour is useful, but it is not the whole story. Check the drive during school traffic, an evening rush, and a summer storm if you can. Add the small daily stops—groceries, the gym, coffee, and takeout—because convenience is usually won or lost in ordinary errands.
