ChampionsGate, Up Close: Golf, Resort Clubs, and Neighborhoods With Different Rules

Community spotlight · ChampionsGate

A golf-resort community at the edge of Osceola County, where the right neighborhood depends on how you plan to use the home.

If you’ve driven I-4 southwest of the attractions, you’ve passed it: the ChampionsGate exit, with the tall resort hotel rising over the golf courses. ChampionsGate is one of the best-known names in the vacation-home market, but it’s also a place where people live year-round. Here’s what to know.

Where it is, and why the address can be confusing

ChampionsGate sits at the I-4 and County Road 532 interchange (Exit 58), in unincorporated Osceola County near the Polk County line. Many addresses use a “ChampionsGate” or “Davenport, FL 33896” mailing label, but the City of Davenport itself is in Polk County. Our Davenport neighborhood guide explains why that name covers so much ground.

Getting in and out has improved in recent years. The Florida Department of Transportation rebuilt the I-4 and CR 532 interchange as a diverging diamond, which opened to drivers in July 2022. A related project added auxiliary lanes on I-4 between CR 532 and State Road 429 and was completed in March 2024.

Golf is the original anchor

ChampionsGate began as a golf-resort community. Osceola County first approved it as a Development of Regional Impact in July 1998. That approval was rescinded in 2018, and the land is now zoned as a Planned Development.

ChampionsGate Golf Club has two par-72 courses designed by Greg Norman:

  • The International, a links-style course with pot bunkers and sandy dunes. It opened in 2000 and was remastered in 2016.
  • The National, a parkland-style course that winds through woods and wetlands.

The resort hotel at the center of the community opened in October 2004. Its original press release described ChampionsGate as a 1,200-acre golf-resort community.

Resort clubs and everyday living

Today, ChampionsGate has a mix of vacation-home neighborhoods, townhomes, and residential areas. A big draw in the newer sections is the Oasis Club, a resort-style club for registered residents and guests of the Lennar-built part of the community. Its website describes a 16,000-square-foot clubhouse with a restaurant, fitness center, movie theater, and arcade, plus a heated, zero-entry lazy river, a water slide, a splash area, and a separate quiet pool. Cabanas cost extra.

Access to club amenities depends on which neighborhood a home is in and what the HOA documents say, so confirm it for each address. Don’t rely on a listing description.

Rental rules differ by neighborhood

This is the most important point for investors. Inside ChampionsGate, two homes a short walk apart can follow different short-term rental rules. Osceola County’s process starts with zoning:

  1. Check zoning for the specific parcel on the county’s short-term rental overlay map, or call Osceola County Zoning at (407) 742-0200. The county notes that planned developments and subdivisions can have additional rules.
  2. Read the HOA declaration and rules for that neighborhood. Covenants can restrict rentals even where zoning allows them.
  3. Plan for licensing. Short-term rentals need a vacation rental license from the Florida DBPR and a Local Business Tax Receipt from the Osceola County Tax Collector.

Our buyer’s verification checklist covers each step. If you’re comparing specific homes, how to read a hot short-term rental screen shows how to turn a shortlist into real due diligence.

There’s a CDD here, too

ChampionsGate has a Community Development District, created by Osceola County ordinance in August 1998, to finance and maintain community infrastructure. Its budgets, assessments, and audits are posted on the district’s website. Its fiscal year runs from Oct. 1 to Sept. 30, and its assessments are collected through the county tax bill. Many neighborhoods also have their own HOA, and some have a master association. Our new HOA vs. CDD explainer shows how to read both.

The practical takeaway: In ChampionsGate, “which neighborhood?” matters as much as “which house?” Rental rules, club access, and monthly costs can all change from one section to the next.

Is ChampionsGate a fit?

It can make sense for buyers who want golf, resort amenities, and quick I-4 access, and for investors who verify rental eligibility home by home. Buyers who want a traditional neighborhood feel should compare the residential sections carefully. Our guide to resort communities vs. traditional neighborhoods lays out the trade-offs.
