For STR owners, this is a dream come true. Longer stays mean lower turnover costs, less wear and tear on your property, and higher occupancy rates. We’ve moved from being a "long weekend" destination to a "total immersion" vacation hub.

The Kirkman Road Extension & The 90-Acre Mystery

The infrastructure is finally catching up to the demand. The Kirkman Road extension is now fully integrated, providing a seamless corridor between the North and South campuses of Universal. This has boosted property values in neighborhoods that were previously considered "just a bit too far" from the action.

And of course, we have to talk about the "90-Acre Mystery." Rumors are swirling through the brokerage community about Universal’s plans for the massive 90-acre plot of land adjacent to the new park. Whether it’s a new "land," a high-tech entertainment district, or more resort capacity, the speculation alone is driving interest in the surrounding zip codes. If you’re looking to scale your portfolio but are worried about debt-to-income ratios on your personal credit, it’s time to look at DSCR (Debt Service Coverage Ratio) loans. These loans qualify you based on the income the property generates rather than your personal income. With the rental premiums commanded by highly-themed homes, many of my clients are using DSCR loans to pick up their second or third property this year.
